We arrange attractively priced and structured real estate loans for commercial properties on a nation wide basis. We also arrange joint venture equity financing for the acquisition or development of commercial real estate.

 

We specialize in the financing needs of medium sized real estate investors and developers. After analyzing a client's needs, we advise them on the financial structures available to meet those needs, and then go out into the financing marketplace to find the best capital source that matches those needs. It's our business to know who has the lowest rate and most flexible financing structures. Once the client proceeds into application, we bring a very hands on professional approach to orchestrating all of the documentation and details needed to make the closing happen as quickly and as smoothly as possible.

TYPES OF EQUITY FINANCINGS WE ARRANGE

 

In addition to arranging loans, we have many capital sources who provide equity capital for our clients' projects. These sources are seeking value-added situations where good upside can be achieved through upgrading or releasing of the property, and development situations.

 

Most Equity Investors invest their funds into a new LLC (Limited Liability Corporation) which they form with the Developer. Instead of taking an equity interest in the property, some investors choose to invest their money in the form of a second trust deed, while others invest their funds in the form of a Mezzanine Loan - a loan that is secured by an assignment of the Developer's LLC interests. A participating loan structure is sometimes used as well.
